Brightening Hove

New architectural projects often involve difficult choices – especially in Britain.  We live in a crowded country: there are 660 of us squeezed into every square mile of land we have, versus 83 Americans, or 295 Frenchmen. This puts developable land at a high premium.

Demolition of the crumbling Granada cinema on Portland Road, Hove, is now underway. The site is being redeveloped by Conran and Partners‘ Brighton office, and will encompass 35 flats, a GP surgery, a pharmacy and a separate leisure space.

It is a controversial project: undoubtedly, the loss of a 1930s art deco cinema, even if derelict, is notable. The local community has been divided on the project: many have mourned the loss of an historic cinema; others note that the dilapidated state of the building does little for Hove’s image, and that new housing is badly needed in the town.

The derelict cinema building

We’ve led restoration projects throughout our existence: Terence Conran teamed up with Paul Hamlyn to save Michelin House, and our recent Boundary development resides in a sensitively-restored Victorian warehouse. Sadly, the Granada cinema was beyond saving.

The new building will have high sustainability credentials, and will include 14 affordable units. The flats will have roof terraces with sea views, and a shared garden to the rear. In a nod to the site’s heritage, the corner of the building will be clad in multi-coloured Roman bricks, Additionally, an artist is being commissioned for an installation in the stairwell, which will be inspired by the memory of the cinema, or perhaps of Diana Dors, who opened the building as a bingo hall in the 70s.

Conran plans first new construction on Hove seafront for nearly 100 years

We are very excited to say Brighton & Hove City Council has granted us planning approval for the remodelling and extension of a house on the beach in Hove. It will be the first new construction on the beach for nearly a hundred years so it’s really special.

Western Esplanade sits at the most westerly end of the city’s seafront and is nicknamed ‘Millionaire’s Row’ due to the celebrities that have lived or visited there including Dame Shirley Bassey, Heather Mills, Nick Berry, Danny La Rue, Russ Conway, Derek Jameson, and Norman Cook and Zoe Ball, who own three villas.

“This is a very visible site, right at the end of the promenade in Hove. Our client wanted a house that really improves this important setting, while maintaining his privacy. We think it will be one of the finest houses in the city and will raise the sprits when people, walk, run, skate, swim or sail past it!” – Paul Zara, Project Director at Conran & Partners.

The original houses were built as holiday homes and could be rented by the week. Conran & Partners’ proposal adds a two-storey extension over an existing garage and swimming pool, remodels the existing house and greatly improves the environmental performance of the property.

A simple palette of materials is proposed, including a low maintenance, high performance synthetic render system. Windows and doors will be aluminium with low emissivity coated glazing. The entrance area to the house on the north elevation is particularly important as this area divides the building, maintaining the rhythm and scale of the other houses in the street and acts as a break between the two wings.

Additional materials include a stone and zinc cladding to the entrance area, gold panels facing back to the city on the east elevation and opaque Reglit glass planks to form the roof lantern.
